Duncan Properties & Construction is a Roanoke, Virginia design-build and general contracting firm. Since 2006 we have put hotels, convenience stores, retail, and commercial buildings in the ground across the Mid-Atlantic, as the design-builder on some and the general contractor on the rest. The projects on this site are a sample of that work, not the whole of it.

Most of our work starts before the drawings do

Two ways a building gets built. In the traditional route an owner hires a designer, then bids the finished drawings to a contractor. Every gap between the drawings and the ground becomes the owner's problem to pay for. Design-build closes that seam. One contract covers the design and the construction, so a detail missed on paper gets fixed in the field by the same firm that drew it.

Feasibility

Before there are drawings there is a site, a budget, and a brand standard. We test whether the three agree, and say so early if they do not.

Design

Our architect and engineer sit at our table, not across it. Drawings get priced as they are drawn, so the set that goes out for permit is one the budget already survived.

Construction

One contract, one team, one number. Every trade runs against a schedule the owner can bank on, and the field reports to the same people who drew it.

Turnover

Inspected, commissioned, and complete. We hand over a building that is ready to open, not one that is nearly ready.

Home base is Roanoke. We build up and down the I-81 and I-64 corridors, into North Carolina, and anywhere in the region a project justifies the travel.
